Sill Plate Seepage
(Hydrostatic Pressure)
Sill plate seepage refers to water that comes running over the top of the foundation wall. Of all seepage types over the top may be the least common but it is a straightforward method of repair.

Foundation Seepage
(Cracks, Sewer and water line)
Your home’s foundation is the backbone of your house, and it’s crucial that it remains sturdy and intact. However, foundation cracks are a common issue that can lead to seepage and other problems. If you’re facing foundation crack seepage, it’s important to understand the causes and take the necessary steps to fix the problem. In this blog post, we’ll go over what you need to know about foundation crack seepage and how to address it.

Window Well Seepage
Windows and window wells exist for a few reasons. The windows themselves allow natural light to enter the basement helping with the air quality and health of a natural dark, humid environment prime for bacteria and mold growth.
Egress windows are a large window installed in a basement by code which allows an occupant to exit the basement in case of a home fire.
The integrity of these windows are protected by a metal casing called a window well. They are meant to keep exterior dirt from caving into the dig out area and keep water from building up and coming through the window itself. Unfortunately, like everything outdoors in the Midwest nothing lasts forever due to the harsh weather extremes of all four seasons.

Floor Seepage
(Hydrostatic Pressure)
Basement floor seepage or “ground water” is caused by hydrostatic pressure. It occurs when water accumulates under the home causing the water table to rise and put upward pressure on the basement floor. If you have floor seepage it will typically show itself seeping through the “cove joint” of your basement or crawlspace.
The cove joint is the spot where the concrete basement floor meets the vertical foundation wall. Since the floor and the wall are poured at separate times there is a small void that water comes up through. This pressure can lead to a range of problems, including floor cracks and in rare occasions even structural damage.

Cinder Block Foundation Wall Seepage
Newer homes are built with a poured foundation wall, but some older homes were built with cinder blocks and present different seepage problems than a poured foundation wall.
Internal drain tile system with 90 mil antimicrobial foundation wall liner:
Internal drainage systems are always the superior option for alleviating cinder block wall seepage for many reasons. The biggest reason is that internal drainage systems carry a lifetime unlimited transferable warranty since it is protected from the harsh exterior elements. The industry standard warranty for exterior repairs such as a membrane carry limited 10-15 year warranties since the repairs are exposed to the harsh weather elements of the Midwest seasons.

Showed up on time. Excellent communications. Went above by shop vacuuming the water out of the crawl space. Did the work and no more water in the basement. I thought it was a reasonable price for the work that had to be done. I would happily hire them again.
