In our “Foundation Crack Repair (Interior Injection)” post, we mentioned there are multiple ways to repair foundations cracks and stop water seepage.
When it comes to foundation crack repairs we always prefer to do work from the inside but in some cases the crack is not accessible.
When we are unable to repair a crack by interior injection the other option we recommend is an exterior membrane. Below are the steps we take to apply a membrane over a foundation crack.
1. Dig out all dirt, down to the footer to expose the entire crack.
2. Wire brush, clean and dry the wall to ensure the membrane integrity.
3. Generously apply a layer of roofing tar over the foundation crack.
4. Apply a 6 mil plastic liner over the tar membrane.
5. Apply another layer of roofing tar on top of and around the sides of the plastic liner.
6. Place foam board over the entire membrane to further protect the layers from the elements.
7. Finally, we return all the dirt back to original grade.
Exterior membranes are a great way to seal a leaking foundation crack if you do not want to remove drywall, paneling or obstructions from inside.
